Kingston Estero, Florida: Homes, Builders, Amenities & Everything We Know So Far

Southwest Florida continues to grow eastward, and Kingston Estero Florida is one of the most significant new master-planned developments taking shape along the Corkscrew Road corridor east of I-75.

Spanning more than 7,600 acres, Kingston is approved for approximately 10,000 residences and is being designed as much more than simply another new construction neighborhood. Plans call for multiple residential communities, resort-style amenities, entertainment venues, restaurants, shopping, everyday services, education and new infrastructure—all within one thoughtfully planned destination.

With well-known Southwest Florida builders Lennar, Pulte Homes, Neal Communities and Taylor Morrison already involved, Kingston is expected to become one of the largest and most talked-about new construction developments in Southwest Florida.

Here is what homebuyers should know about Kingston, Kingston South, Esplanade at Kingston and what is planned for this growing area of Estero.

Kingston Estero Florida Location and Access

Kingston is located along the Corkscrew Road corridor in East Estero, approximately 10 miles east of Interstate 75, and extends toward State Road 82.

If you are familiar with this part of Southwest Florida, Kingston continues the eastward growth we have already seen with communities including Corkscrew Shores, The Place at Corkscrew, WildBlue, Vista WildBlue and Verdana Village.

One particularly important piece of the Kingston master plan is Kingston Village Parkway, a scenic four-lane roadway planned to connect Corkscrew Road with State Road 82.

The roadway is also being designed with golf-cart connectivity, helping connect residential neighborhoods, amenities and other destinations throughout Kingston.

For an area that has experienced tremendous residential growth over the past decade, that additional connectivity could become an important part of everyday life for future residents.

    How Large Will Kingston Be?

Kingston encompasses more than 7,600 acres and is approved for approximately 10,000 residences across multiple neighborhoods.

But homes are only one part of the plan.

Approximately 700,000 square feet of future commercial space is planned for shopping, dining, entertainment, wellness, services and everyday conveniences.

Kingston is partnering with WMG Development on commercial development, including areas near the main entrance to Kingston South.

The overall vision is to create a community where residents can live, dine, shop, recreate and access many everyday services without having to travel back toward I-75 for everything.

Kingston also places a significant emphasis on conservation and Southwest Florida’s natural environment, incorporating preserved land, restored native landscapes, wildlife habitat, trails and green spaces throughout the development.

Kingston Estero Florida Communities and Builders

This master planned community will ultimately include several distinct residential areas rather than functioning as one enormous neighborhood.

The first two major communities announced are:

Kingston South, featuring homes from Lennar, Pulte Homes and Neal Communities.

Esplanade at Kingston, a Taylor Morrison lifestyle community.

Additional land within Kingston South is currently identified for future development, so I expect we will hear about more residential offerings as Kingston continues to grow.

    Kingston South

Kingston South is a large multigenerational neighborhood planned for approximately 3,625 homes.

    Three builders are currently announced:

    Neal Communities

Neal Communities is planning approximately 1,100 homes in Kingston South.

Their offerings will include both paired villas and single-family homes, giving buyers a wide variety of floor plans and price points to consider.

Neal plans five home collections, with residences ranging from approximately 1,433 to 4,443 square feet.

    Lennar

Lennar is planning approximately 1,358 homes and villas in Kingston South across four collections.

Current plans range from approximately 1,462 to 3,945 square feet, offering everything from villas and smaller single-family designs to larger estate-style residences.

    Pulte Homes

Pulte Homes is planning approximately 320 single-family homes across three collections.

Homes are expected to range from approximately 1,518 to 4,272 square feet, with both one- and two-story designs and lake and preserve homesites available within the community.

With three major builders and such a broad range of floor plans, Kingston South should appeal to buyers at many different stages of life.

    Kingston South Amenities

One of the features that really sets Kingston South apart is the scale of its planned amenities.

This isn’t simply a clubhouse with a pool and a few pickleball courts.

Kingston South is planning approximately 30 acres of recreation and entertainment amenities, creating more of a resort and social destination for residents.

    Resort-Style Pool Complex

At the heart of Kingston South will be an expansive tropical pool complex designed for relaxation, recreation and socializing.

    Plans include:

    • Freeform resort-style pools
    • A signature rock grotto with cascading waterfalls
    • Water features
    • Multiple water slides
    • Shaded lounging areas
    • Cabana-style seating
    • Outdoor gathering spaces
    • Café and ice cream shop
    • Outdoor bar
    • Restaurant and saloon

Rather than simply serving as a neighborhood pool, the entire area is being designed as a destination where residents can spend the day.

    Indoor Sports Complex

Pickleball enthusiasts may particularly appreciate this one.

Kingston South is planning a large sports and social complex incorporating indoor pickleball along with outdoor recreation.

The amenity campus is also planned to include outdoor courts for activities such as pickleball, tennis, basketball and bocce.

The indoor sports concept combines recreation with social gathering spaces, creating an environment where residents can play, participate in leagues, meet friends and enjoy community events regardless of Florida’s summer heat or afternoon rain.

    The Kingston South Saloon

    Kingston Saloon Amenities

Perhaps one of Kingston South’s most distinctive amenities will be its planned Saloon.

Designed as an indoor/outdoor dining, social and entertainment destination, the Saloon is expected to feature live music, dining, bar seating and gathering spaces.

It is an unusual amenity for a Southwest Florida residential community and helps demonstrate the broader concept behind Kingston: creating places residents actually want to gather rather than simply checking boxes on an amenity list.

    Esplanade at Kingston

Adjacent to Kingston South, Taylor Morrison is developing Esplanade at Kingston, an approximately 1,285-home lifestyle community.

Esplanade will offer a different experience than Kingston South while still being part of the larger Kingston development.

Taylor Morrison plans a combination of condominiums, villas and single-family homes, with residences ranging from approximately 1,329 to 4,591 square feet.

The community is designed around Taylor Morrison’s Esplanade resort-lifestyle concept, incorporating wellness, recreation, dining, concierge services and organized lifestyle programming.

    Esplanade at Kingston Amenities

Esplanade at Kingston Resort Style Pool

Planned amenities at Esplanade at Kingston include:

    • Resort-style pool and spa
    • Poolside cabanas and towel service
    • Culinary Center
    • Upscale and casual dining
    • Wellness Center
    • Full-service spa and salon
    • State-of-the-art fitness center
    • Indoor and outdoor pickleball
    • Tennis courts
    • Bocce courts
    • Virtual gaming
    • Social lounges
    • Poolside Bahama Bar
    • Event lawn
    • Lifestyle programming
    • On-site Lifestyle Manager
    • Concierge-style services

One feature I especially like about the Esplanade concept is the emphasis on more than physical amenities. Dining experiences, social programming, wellness activities, cooking events and other organized experiences are intended to make the amenities an active part of everyday community life.

Shopping, Dining and Everyday Convenience at Kingston

Another major component of Kingston will be its planned 700,000 square feet of commercial space.

Plans call for a combination of shopping, dining, entertainment, wellness, services and everyday conveniences.

This could be particularly significant for residents of the eastern Corkscrew Road corridor.

For years, residential growth occurred much faster than commercial development in this portion of Estero. That is beginning to change with The Shoppes at Verdana Village and other nearby development, and Kingston will bring considerably more commercial activity farther east.

Over time, residents should have more opportunities to dine, shop and access everyday services without driving all the way west toward I-75.

A New Charter School Serving Kingston

Education is another important part of the Kingston plan.

True North Kingston School, a tuition-free public charter school following a classical liberal arts model, is planned to open its first phase for the 2028 school year.

Plans currently call for K-12 education, golf-cart accessibility for student pickup and drop-off, and enrollment preference for Kingston residents.

As with any future school, families should verify final enrollment requirements, grade availability, attendance policies and opening dates directly with the school as plans progress.

    Conservation and Green Space

One aspect of Kingston that deserves attention is the amount of planning devoted to conservation and habitat restoration.

The overall Kingston plan incorporates preserved natural areas, restored native landscaping, wildlife habitats, trails and green spaces.

That becomes especially important as Southwest Florida continues to grow eastward.

Rather than viewing preserved land simply as space surrounding the residential neighborhoods, Kingston’s master plan is intended to incorporate nature into the community through trails, open areas and shared green spaces that residents can actually experience.

How Does Kingston Compare With Other Corkscrew Road Communities?

Buyers looking along Corkscrew Road will eventually have quite a few very different lifestyle choices.

WildBlue and Vista WildBlue are especially appealing to buyers looking for large lakes, boating, waterfront living and extensive resort amenities.

Verdana Village offers impressive indoor and outdoor recreation along with newer homes and an active community atmosphere.

The Place at Corkscrew combines resort-style amenities with dining and a strong social component.

Corkscrew Shores offers a beautiful lake-centered environment closer to I-75.

    Kingston adds something different again.

Rather than functioning as a single gated neighborhood, Kingston is essentially becoming a community of communities, with multiple builders, different residential offerings, entertainment venues, indoor sports, restaurants, retail, resort-style amenities, a school and extensive infrastructure.

That variety may ultimately become one of Kingston’s greatest advantages.

Kingston Model Homes Open This Weekend

Kingston is officially reaching an exciting milestone.

The Kingston Model Home Grand Opening is happening Saturday, October 17, 2026, from 11:00 a.m. to 2:00 p.m.

Prospective buyers will have the opportunity to tour newly constructed model homes from the builders, explore the different home collections and learn more about the extensive amenities planned throughout Kingston.

Kingston South currently includes homes by Neal Communities, Lennar and Pulte Homes, while Taylor Morrison is developing Esplanade at Kingston nearby.

Visitors can RSVP in advance through the Kingston website.

Because Kingston will be developed over many years, individual neighborhoods, amenities, commercial areas and infrastructure will continue to open in phases.

Pricing, builder incentives, available homesites, floor plans, lot premiums and completion dates will also continue to change as each builder releases new inventory.

Buying New Construction in Kingston? Contact Your Realtor Before You Visit

If Kingston is on your list, there is one thing I strongly recommend doing before visiting a sales center or registering online: contact your Realtor.

The representatives working in a builder’s sales center represent the builder’s interests in the transaction.

Having your own Realtor gives you someone who can help you compare builders, neighborhoods, floor plans, homesites, upgrade costs, incentives, fees and resale considerations from your perspective.

That could become particularly valuable at Kingston because buyers won’t simply be choosing a floor plan.

    You may be comparing:

Neal Communities vs. Lennar vs. Pulte vs. Taylor Morrison

Kingston South vs. Esplanade at Kingston

Villa vs. single-family home vs. condominium

    Lake view vs. preserve view

    Builder incentives and financing packages

    Homesite premiums and upgrade costs

And builder policies regarding Realtor representation can vary, so it is always best to have your agent involved before your first visit or online registration.

Thinking About Buying a Home in Kingston Estero Florida?

Kingston is one of the Southwest Florida developments I will be watching especially closely.

Its size alone makes it significant, but what interests me even more is the combination of housing, amenities, entertainment, commercial development, education, conservation and infrastructure planned within one community.

With approximately 10,000 residences ultimately planned, Kingston won’t be built overnight. New neighborhoods, builders, floor plans, amenities and commercial destinations will continue to be announced as development progresses.

I will continue updating this guide as new information becomes available.

If you are considering Kingston Estero Florida, Kingston South, Esplanade at Kingston or another new construction community along the Corkscrew Road corridor, I would be happy to help you compare your options.—not simply by price and floor plan, but by builder, location, homesite, community fees, amenities and long-term resale considerations.
